Houston has higher prices, but abysmal sales

The Houston market had 2,788 sales in January 2010. This was 10 percent lower than January 2009’s 3,108 and 31 percent lower than January 2008’s 4,061. This is particularly bad picture for the market, because the past two Januarys were also low points from their preceding counterparts. The last month with sales this low occurred in January 2000.

Prices were way up for January 2010. The average price was 17 percent higher than January 2009 at $192,300. The median price was 9 percent higher than 2009 at $142,900. Both were the lowest prices seen in the past six months. This suggests high priced homes are selling, but many people in the middle and low priced home market are not purchasing homes.
