Houston has higher prices, but abysmal sales

The Houston market had 2,788 sales in January 2010.  This was 10 percent lower than January 2009’s 3,108 and 31 percent lower than January 2008’s 4,061.  This is particularly bad picture for the market, because the past two Januarys were also low points from their preceding counterparts.  The last month with sales this low occurred [...]



2009 price distributions for Houston real estate market

In real numbers, the lowest priced homes made gains in number of sales.  Every category from under $29,999 to $59,999 showed positive changes in real numbers of homes sold, except homes in the $30’s.  The largest gain was 8.24 percent for homes in the $50’s.

Houston real estate market sales down for December, prices up

Sales dropped one percent from December 2008’s 4981 to December 2009’s 4931.  This is the difference of 50 houses, which is not too much.  December 2007, however, saw 5691 homes sold, which is 660 more than its 2009 counterpart.  This is a 13 percent drop in monthly sales in a two year time span.

Houston real estate market’s price distribution through November

Houston’s home price distribution for 2009, minus December, shows the main pattern was no pattern.  The overall picture shows the loss of sales between 2008 and 2009.  There are several price points that experienced gains in their percentage of the market, as seen below.

December likely to have high homesales in Houston

Homesales increase from 2008 in Houston real estate market

Houston had 5062 homesales in November 2009.  This is the lowest number of homesales seen in the city since April 2009’s 4615; however, it is a huge spike from November 2008.  Last November only 3731 homes sold in the city.  This November is up 36 percent over its 2008 counterpart.  This is the third month [...]

The biggest jump in price category quantity continues to be seen with extremely low priced homes, i.e. homes under $70,000.  All these price points show higher percentages of homes than they did in 2008; however, the number of homes sold pales in comparison at every price point to 2008.

October 2009 prices and sales up from Housotn’s October 2008

The Houston real estate market in October 2009 looked much better than in October 2008; the number of house sales increased 14 percent from last year.  Although the market is down 8 percent over two years, October 2009’s 5388 sales showed an increase from September 2009 and from October 2008’s 4710 sales.

Houston has largest gain over two years for September 2009
